Villa Angelo – Terms & Conditions (FAQ)


1. Who owns and manages Villa Angelo?

Villa Angelo is owned by Motovunska Baština d.o.o., a Croatian company (OIB: 36630334001), located at Angelo Garbizza 4, 52424 Motovun, Croatia.
The property is managed by the company's representative, Ben Wilson.


2. When do these terms apply?

These terms apply once you have made a payment—whether deposit or full rental. Payment confirms that you and your group accept these Terms & Conditions, including any variations confirmed by email.

If you booked via a third-party platform (e.g. Airbnb or Booking.com), their cancellation and payment terms will apply to those matters. All other provisions below remain applicable.


3. How do I make a reservation directly?

We can usually hold your dates for a few days while you finalise your arrangements (e.g. booking flights). Your booking is secured upon payment, as specified in your invoice.


4. How do I pay?

All payments must be made by bank transfer. Unfortunately, we are unable to accept card or cash payments.


5. What is the cancellation policy for direct bookings?

If you cancel:

  • 60+ days before arrival: we will refund all sums paid, less bank charges.

  • Less than 60 days before arrival: all money is retained, unless we secure a replacement booking. If so, your payment will be refunded (less any bank charges and any difference in rental price).

Cancellations must be submitted in writing by email.


6. Can I change my booking dates?

Yes, if you give at least 60 days’ notice and your new dates are available. If the new period falls within a higher-priced season, you’ll be asked to pay the difference.


7. What are the check-in and check-out times?

  • Check-in: from 4:00 PM

  • Check-out: by 10:00 AM


8. What are the parking arrangements?

Villa Angelo guests may use 2 free parking spaces in the permitted zones at the top of Motovun. These are either:

  • In the blue boxes on the main road

  • In the visitors’ car park beneath the cemetery
    (both between 100–500m from the property)

Please notify us in advance if you require more than two vehicles. We can assist in arranging additional parking at your cost.
Please note: parking directly next to the house is not permitted under local regulations.


9. Is the pool and garden shared with anyone?

During the summer months (from the last weekend in June to the end of August), the pool and garden are not shared and are for the exclusive use of Villa Angelo guests.

We own three adjoining townhouses, all of which back onto the garden. Villa Angelo is one of these. The host and his family usually live in the other houses, but they are away on holiday during the summer months, meaning guests enjoy complete privacy.


10. Are there any extra charges?

  • Pool heating: €150 per week (normally only needed outside July & August). Please allow 24–48 hours for the pool to warm.

  • Extra services such as babysitting are available at cost.


11. What utilities are included?

  • Electricity, gas, and water are included.

  • Air conditioning is provided in all bedrooms. We kindly ask that you turn it off when rooms are not in use.

  • Wi-Fi is included, though speeds may vary due to rural infrastructure and weather interruptions.


12. What happens in the event of an issue or emergency?

Please contact the Representative or House Manager immediately so we can assist.

We cannot accept liability for issues outside our control, such as:

  • Weather-related disruption

  • Utility failures (electricity, water, gas)

  • Mechanical breakdowns (e.g. pumps, pool systems)

  • Force majeure events (natural disasters, strikes, war, etc.)


13. Are there any rules about behaviour or use of the property?

Yes, we kindly ask all guests to:

  • Treat the property, furnishings, towels and bedding with care

  • Leave the house in a tidy condition

  • Respect the 8-person maximum occupancy as per our licence

  • Supervise children at all times, particularly around the pool, steam room, and terraces

  • Agree to follow all given instructions within the property, concerning safety, recycling, noise and energy conservation.


14. Are there any safety or access restrictions?

Yes, for your safety and comfort:

  • No diving or jumping from terraces into the pool

  • No unregistered guests in the pool or steam room

  • No glass containers near the pool

  • Steam room and pool may not be used by persons under 16 unless supervised by an adult

  • The plant room (housing technical equipment) is strictly off-limits—please report any issues instead

  • The steam room must be turned off when not in use


15. Are pets allowed?

Pets are welcome by prior agreement, but must not be allowed:

  • On outdoor beds or furniture

  • In the pool or steam room


16. What should I do if something breaks?

Please report breakages or problems as soon as possible. We understand small accidents happen.
Costs for serious damage or missing items may be charged after fair assessment and will be payable within 30 days.


17. Do you recommend travel insurance?

Yes. We strongly recommend guests take out travel insurance covering:

  • Cancellation

  • Medical needs

  • Repatriation

  • EU guests should also obtain a European Health Insurance Card (EHIC).


18. Limitation of Liability

To the fullest extent permitted by law, the Owner and Representative shall not be held liable for any loss, injury, or damage to persons or property during your stay, unless caused by their gross negligence or wilful misconduct.

19. Indemnity

The Client agrees to indemnify and hold harmless the Owner and Representative from any claims, damages, or liabilities arising from their own actions or those of their invited guests.


20. What law governs our agreement?

This agreement is governed by Croatian law, and any disputes shall be subject to the exclusive jurisdiction of the Croatian courts.

21. Acceptance of Terms

By proceeding with a booking and/or submitting payment, the Client confirms that they have read, understood, and agreed to abide by these Terms & Conditions, including any variations agreed in writing.
